Questions With A Home Inspector
We get questions all the time from buyers regarding home inspections so I asked one of our local home inspectors James Durham of JADE Engineering and Home Inspections to answer some of those common questions. If you have others that we missed please feel free to let me know and I will get the answer for you.
1. Why should I get a home inspection done on a brand new home? Didn’t it just get inspected by the building department?
Building Code officials have many houses to inspect on a daily basis and typically do not have time to complete thorough inspections of the floor framing above a crawl space or roof framing in an attic space; they certainly can care less about workmanship issues, and they do not perform the type of routine interior/exterior inspections that home inspectors do.
2. How much does a typical home inspection cost?
I think buyers should budget $ 0.15 to $ 0.20 per square foot for a good home inspection.
3. How long does it take to have a home inspection done and do I need to be there?
Different home inspectors spend different amounts of time during an inspection, based on the size of the home, the type of foundation and the age of the home. We recommend that a buyer attend the inspection and budget at least one to three hours to spend time meeting with the inspector or to actually tag along for the entire inspection.
4. My home inspector said the roof is missing shingles and really worn. What should I do now?
Missing and worn shingles are signs of an aging roof. We recommend that you visit with three reputable roofing contractors to see what roofing repair vs replacement costs are.
5. The house I am purchasing has a pool. Do I need to let the home inspector know that and will you inspect it?
Some home inspectors have the expertise to inspect pools and charge extra for this service. We do not and recommend that the buyer contact one of the local swimming pool service companies for an inspection and cost estimate for repair of any problems found.
